linen, towels, wireless-Lan -free internet use (fair use), sat-tv, balcony (except apartments morning sun on the ground floor) and you have the possibility to cook in the common room, where you’ll find also a refrigerator and a dish washer.

Additional interior of the studios = little apartments 1, 2: linen, towels, dishtowels, wireless-lan –free internet use (fair use), sat-tv, balcony, small kitchen with refrigerator, a little baking oven and coffee machine.

Arrival: Rooms are available starting from 3 p.m. But the common rooms are at your command, so you can arrive also earlier.

Departure: rooms have to be cleared at the last day until 10 o’clock. If you like to stay longer, please clarify it with us. Dear guest, we thank you for your abidance:

Our barbecue is on your demand. (charcoal, lighter and aluminium foil we don’t offer. You can buy it for example in Uttendorf in a shop.)

We do offer breakfast on request (see above) and on demand we do offer a packed lunch in the morning (for hiking,…).

Because of offering mostly apartments, the price is calculated without breakfast.

But it is a pleasure for us to prepare it for you on demand:

  •      milk, butter, cream, cream cheese, yoghurt,
  •      cold cuts, cheese, self-made marmalades
  •      honey (from uncle), eggs (from our own hens)
  •      orange juice, coffee, cacao powder, tee
  •      rolls, dark rolls
  •      cornflakes, cereals

For this we charge 9 Euro. For children from 7-12 years, 7 Euro and from 3-7 years, 5 Euro.

Breakfast times are from 8-10. But if you need take breakfast later, please tell us on the evening before.

Cancellation fees:

– until 1 month before the arrival: 40% from the arrangement price.

– until 1 week before arrival: 70% from the arrangement price.

– in the last week bevor arrival: 90% from the arrangement price.

– no show: 100% from the arrangement price.

Naturally we try to sublet the room and therefore try to discharge our guests in case of cancellation and earlier departure.

If you tell us in the evening before, how much rolls and what (wholemeal, rolls, bread,…) you need, than it is a pleasure to take your order with us. (We do not have an extra charge to the bakery’s price.

We do have a donkey (Fridolin). For practiced cavaliers (has to be picked up and saddled from oneself). Price negotiable. We do not take responsibility for donkey riding. Parents do have a look on their children. Close-by there are also riding schools.

We do not sell drinks – please take them at a shop, for example in Uttendorf. In case of distress – of course – you can contact us.

Fishing tax, tax for land Salzburg and authorisation for fishing: Euro 10 per day. (7-days-card: Euro 30).

Trouts are going to be weighed and sold for the common price of Euro 13 per kilogram. We do not offer rental for fishing rod and equipment.

we do offer them for free. We kindly ask you to take care of them in order that they do not brake.

For our guests: feel free to cook with them or use them as tea. If available.

My own massage practice right here in the house, healing massage with many methods. If you want to make an appointment, please ask early enough, because often they are very rare.

The price of the apartments contains a lump sum for electricity, heating and water. End cleaning charges: Euro 20 for studio=miniapartments, Euro 40 for apartments type 3, Euro 50 for apartment with two bed rooms type 5
During the holiday, guests take care themselves for the rooms as common for apartments. (please take your cleanser with you or buy it in a shop nearby). We also do change linen in the apartments – on demand (for free). Need new towels?: Just put the used ones on the floor outside the door.

The booking is not valid till we sent you our reservation and having your 25% prepayment. The method of payment: EU – transfer (free of costs!) with the indications:

The most beautiful sights and attractions at one set price with the Salzburger Land Card, Nationalpark Hohe Tauern Card. Are you someone who likes to be out and about during your vacation? With this card, every day you can visit the most beautiful attractions imaginable and you pay just one set price. It’s available at tourist offices, e.g. Uttendorf and hotel “kleines Salzburger Nationalparkhotel” (if it’s weekend or the office is closed).

Sauna, shoe dryer and stand for skis are in the cellar.

Our two ponds are at your disposal. In the first (on the way down to the ponds), also your friends with 4 feet can swim.

We do hava a ping-pong table. Please bring your own bat and balls.

If you arrive or depart by public transport, we pick you up from the station (Uttendorf or Zell am See) or bus stop (Uggl/Uttendorf or Zell am See) – (after arrangement).
If you make a big tour (e.g. pass a valley) and you have no possibility to come back by public transport, we do bring you home also (after arrangement).
